Located at 320 Hillsborough Street, the circular tower originally opened in 1969 as a Holiday Inn and quickly became a local icon. After decades of use and several brand transitions, the building was slated for demolition until Tidal Real Estate Partners acquired the property in 2021 and made a pivotal decision: preserve the landmark and reimagine it for a new generation. In December 2025, Raleigh city leaders officially designated the building as a historic landmark, recognizing its significance in the downtown skyline.

Today, that vision is becoming reality that will reopen the building as the Hotel Indigo Raleigh, a 204‑room boutique hotel scheduled to welcome guests in Q4 2026.

While the exterior remains true to its original 1969 design, nearly every interior space has been reinvented. Moriarty’s renovation scope includes:

  • Reconfigured lobby opening directly onto Hillsborough Street
  • Valet‑only arrival experience replacing the original drive‑up entrance
  • Lush courtyard designed for community events and seasonal activations
  • Completely rebuilt guest rooms with modern finishes
  • Locally inspired art program featuring North Carolina artists
  • 20th‑floor cocktail bar and event venue, offering panoramic views of Raleigh

This top‑floor space, once home to countless proms, weddings, and community gatherings, will continue serving as a place for connection, celebration, and memory‑making.

The renovation embraces the building’s unique geometry and history while introducing contemporary design elements: coffered ceilings inspired by the tower’s architecture, geometric patterns that echo the original room layout, and furniture selections that nod to the hotel’s mid‑century roots.

The result is a space that feels both familiar and entirely new, a modern boutique hotel that still carries the spirit of Raleigh.
